Wholesale Selling Process
Inspection:
When Hibiscus Realty Group acquires a new property, an inspection date is set for buyers to visit and inspect the property. The inspection date is shown on the property’s email and website listing page. If the inspection date has not been confirmed, the inspection date will read (to be determined).
Inspection Rules:
Interested buyers are expected to arrive in a timely manner. The inspection may last about 30 minutes, depending on how much time is needed to inspect the property.
In order to keep our process clean and organized, any potential buyer who speaks to the homeowner regarding pricing on this property will be removed permanently from our buyers list.
However, questions and comments regarding property repairs and damages are allowed.
Do NOT show up prior to the scheduled Inspection Time.
Our Offers Process:
When the inspection is complete, buyers may submit an offer for the property. Offers must be received within 48 hours of viewing the property. In addition, buyers must attend the inspection for their offer to be considered.
All offers must be submitted via email to info@hibiscusrealtygroup.com. Buyers must include their name (first and last), phone number, email address, and title vesting. Upon offer acceptance, this information is forwarded to escrow.
Offer Acceptance:
The buyer is notified when their offer is accepted. The Purchase Agreement and wire instructions are sent to the buyer via email and an immediate wire or check of $2,000 non-refundable Earnest Money Deposit (EMD) is demanded at contract execution. Earnest Money Deposit will be refunded if property cannot be delivered with clear title.
This $2,000 non-refundable EMD is required and needs to be wired or check delivered to our designated Title Company to be held in Escrow by 12 pm the day following contract execution. Send a copy of your wiring receipt or the title company’s receipt of funds to info@hibiscusrealtygroup.com to verify submission of your EMD prior to the deadline.
When the $2,000 non-refundable EMD (wire or check) and Purchase Agreement are submitted before the deadline, escrow is opened and the escrow process begins as normal. If the EMD is not delivered to the title company and the Purchase Agreement is not signed by the deadline, Hibiscus Realty Group must move on to the next buyer.
Closings:
All closings will be processed by a quality, designated, Title Company.
